A ductless mini-split has two pieces. Outside sits a compact condensing unit, on a balcony, a pad or a stand. Inside sits a head, mounted high on the wall or flush in the ceiling as a cassette. A refrigerant line set connects them through a hole about the size of a coffee cup. The head conditions the room directly, on its own thermostat, with no ductwork. In a condo, that means no involvement with the building’s shared ducts at all.
An unprotected outdoor unit on the Beach can lose half its expected life to salt. We specify coastal-rated coil protection where it is available, site the outdoor unit out of direct spray where the property allows, and tell you how to rinse it. It is the same conversation we have about every outdoor unit on this coast.
On a condo or a rental, how the install looks from outside matters to you and to the association. Line sets are run cleanly and covered on the exterior wall, and the outdoor unit is set where it drains and does not drip on the balcony below.
A mini-split is only as good as the sizing and the install, and on the Beach the building rules come first.

Most of the Beach lives vertically. You cannot change the building’s ducts, and you cannot put an outdoor unit wherever you like. A mini-split is usually the only way to add cooling to a condo, and knowing what the association will accept is half the job.
A rental that is too hot in one room during a booked week is a refund conversation. Per-room ductless control lets guests set their own room and lets owners keep the locked-out space conditioned between stays.
