A ductless mini-split has two pieces. Outside sits a compact condensing unit. Inside sits an air handler, called a head, mounted high on the wall, flush in the ceiling as a cassette, or tucked into a soffit. A refrigerant line set connects them through a hole about the size of a coffee cup. The head blows conditioned air straight into the room. No ductwork, no duct losses, and the head is its own thermostat.
Inland Bay County gets real cold snaps that the Beach does not. A mini-split heat pump heats a garage or addition in January without a space heater or a window unit, and does it efficiently until the temperature drops well below anything Panama City normally sees.
Modern mini-splits run 18 to 30+ SEER2, well above most central systems, largely because none of the cooling is lost in an attic on the way to the room. For a space you condition all summer, that shows up on the bill.

Call and tell us which room and what it does. We come out, measure the space, look at the glass, the insulation and where the outdoor unit can sit, and check the electrical. You get a written price for the head type and capacity we recommend, with a second option where one makes sense. On install day the line set goes through one small hole, the outdoor unit is set on a proper pad or stand, the line set is covered on the exterior wall, and the system is commissioned before we leave.
We size the head for the room rather than selling the biggest one that fits the wall. We tell you when a mini-split is not the right answer, which happens: sometimes the honest fix for a hot room is a duct repair, and sometimes a house with usable ducts is better served by a central system. The price is in writing before we start and the work is warranted in writing when we finish.

Older houses that have been added onto, garages people actually use, and a climate that needs heating as well as cooling.
A lot of 32401 and 32405 housing has been added onto over the decades: a bedroom off the back, a Florida room, a carport enclosed into a den. The original system was never sized for any of it. A head on the addition is usually the cleanest fix.
Panama City garages are workshops, gyms and hobby rooms as much as parking. A wall head makes them usable in August without pulling conditioned air out of the house or letting garage air in.
Panama City sees cold snaps that the Beach does not. Because nearly every mini-split is a heat pump, the same head that cools the addition in July heats it in January, and does it far more efficiently than the electric strips in an old air handler.

The garage has no ductwork and should not share air with the house. Extending a duct into it is a bad idea for both reasons. A single-zone wall head gives it its own conditioned air and its own thermostat, and because it is a heat pump, the same unit makes it usable in a January cold snap.
We size for the garage as it is: insulated or not, door sealed or not, west-facing or not. An uninsulated garage with a metal door needs more than the square footage suggests.
When a room is added, the existing system is rarely sized for the extra load, and running a new duct means opening ceilings and hoping there is spare capacity on a trunk that was already marginal. A head on the addition sidesteps all of it: one small hole, one line set, its own control.

Hot, hard to duct, and usually controlled by a thermostat on a different floor. A dedicated head lets the room run on its own schedule and its own setpoint without fighting the rest of the house.
If the room is served by an existing duct that simply cannot keep up, we check whether a duct fix is the cheaper answer before quoting equipment.
A room that is occupied part of the time should not cost as much to condition as the rest of the house. A single-zone head runs only when someone is in there, on whatever setting they want, and does not affect anyone else’s comfort.
In a house with no ductwork at all, a multi-zone system with a head in each main room is usually cheaper than building ducts from nothing, and every room gets its own thermostat. In a house with usable ducts, a central system is generally the better whole-house value and the better filtration.
