A lot of Panama City attics were opened up after Hurricane Michael. Roofs came off, ceilings came down, and the ductwork went back in fast, sometimes by whoever was available that week. Six years on, those joints have pulled apart, flex runs are sagging, and insulation wrap is hanging off. The system has been cooling the attic ever since.
Ducts running through that heat lose cooling to the surrounding air before it reaches a room. Thin or deteriorated insulation wrap makes it worse. In an older Panama City house the attic insulation itself is often well below what this climate needs, so the ceiling is a heat source too.
Flex duct lasts 15 to 25 years in normal conditions, and Bay County conditions are not normal. Ducts from the 1990s that have never been looked at are brittle, leaking at every joint, and often chewed. When repair no longer makes sense, we replace it properly: sized runs, secured connections, climate-appropriate wrap.

St. Andrews, the Cove and Forest Park have plenty of houses where the ductwork is original to the build and the attic insulation was installed to a standard this climate outgrew decades ago. The equipment gets replaced; the ducts rarely do.
Ceilings came down across Panama City in 2018 and the ductwork went back in quickly. We see joints that were never sealed, runs that were never re-supported, and wrap that was never replaced. It is one of the most common things we find.

Return-side leaks pull air from the attic, which is full of insulation fibres and dust, into the system after the filter. It comes out of every supply vent. Changing the filter does nothing because the dirt enters downstream of it.
We seal the return side and check the return grille and filter rack. If the return itself is undersized, the pressure drop makes every leak worse, and adding return capacity fixes more than the dust.
A supply leak in a 130 degree attic dumps cooled air where nobody lives. A return leak pulls 130 degree air into the system to be cooled from scratch. The equipment works harder and longer for the same result, and the bill shows it before the comfort does.
Sealing joints and connections is usually the highest-return work on an older Panama City duct system. It is not glamorous and it is not expensive relative to what it saves.
Insulation was installed to the standard of the year the house was built. In a 1980s Panama City house that is well below what this climate needs, and the ceiling transfers attic heat into the living space all afternoon. The AC is fighting the attic as well as the outdoors.
